Village Approves Land Sale for Hotel, Signs $1.2 Million Deal with Perfect Game

NEW LENOX – The New Lenox Crossroads Sports Complex took two major steps toward financial sustainability on Monday, Jan. 26, 2026, as the Village Board approved a significant land sale and a million-dollar tenant contract.

The board voted to authorize the sale of 8.75 acres of village-owned land adjacent to the sports complex to Pulse Properties. Mayor Tim Baldermann stated the development will include a dual-brand, full-service hotel, as well as standalone restaurants and retail space.

“This is a marathon for us, not a sprint,” Baldermann said. “If they meet those incentives, that would be the best land use we could possibly ask for.”

In a related move, the board approved a two-year use license agreement with Perfect Game, a leading amateur baseball organization, valued at $1.225 million. Perfect Game will serve as the facility’s anchor tenant for the 2026 and 2027 seasons.

Scott, the village staff member managing the complex, noted that the contract includes safeguards. If Perfect Game does not meet the projected number of teams or games, a penalty clause will help the village recover lost food and beverage revenue.

“We are bringing the nation’s number one leader in amateur baseball to serve as our anchor tenant,” Scott said.

Additionally, the board approved agreements with True Lacrosse, Eclipse Select Soccer Club, Legends Lacrosse, and Ballpark Sports Baseball, ensuring the fields will be utilized heavily from March through November.

“It is unheard of for a complex our size and so new… to have the premier tournament organizers fighting to get in here,” Baldermann said.
