Zoning and Development Key Points:
-
Truck Terminal Ban: The board officially removed truck terminals as a permitted use in the C-3 District following the second reading of the ordinance.

The New Lenox Village Board on Monday, Dec. 15, 2025, implemented a significant change to its local zoning code and fee structures during its consent agenda and regular order of business.
Following a second reading, the board approved an ordinance that removes truck terminals as a permitted use within the C-3 District. This move limits the expansion of such facilities within that specific village designation.
The board also approved a resolution establishing a new contribution policy for annexation agreements in 2026. Senior Planner Robin Ellis explained that the policy implements a 25% reduction in the fair market value used to calculate most open space fees.
“Similar to the ordinance amending the fair market value, this resolution implements a 25% reduction… as well as a 25% reduction of those [fees] that are not tied to the fair market value,” Ellis told the board.
These adjustments are intended to apply to all development agreements reached during the 2026 calendar year.
