The New Lenox Village Board on Monday, November 10, 2025, greenlit two significant commercial projects, advancing plans for a new Gas N Wash station near Silver Cross Hospital and a Dutch Bros. Coffee on Maple Street (U.S. Route 30).

The board approved a series of measures for the Gas N Wash, which will be located on the north side of Route 6. The approvals included the final plat combining two lots, an encroachment agreement for a drive aisle over a utility easement, and the final site plan. The project features a convenience store with two drive-thru windows for future restaurant tenants, a 12-pump gas canopy, and a car wash with 24 vacuum stalls. A building code waiver was also granted for a stone product on the base of the building that did not meet the village’s minimum thickness requirement.

Mayor Tim Baldermann commented on the need for the development, referencing a previous moratorium on new gas stations in the village. “When we did our study and we looked at it obviously up north, especially with the addition of the sports complex, there’s only one gas station. So, there was still a need up in that area,” Baldermann said. He praised the Gas N Wash brand, stating, “They run a great station. Their stations are always clean. They always are built with quality.”

The board also set a surety of $449,845 for public improvements associated with the Gas N Wash project.

Further west, the board approved the site plan for a drive-thru-only Dutch Bros. Coffee at 550 W. Maple Street, located just west of the Thorntons gas station. The plan features a walk-up window and minimal outdoor seating but no indoor dining area. A key element of the design is a double-stacking drive-thru lane that can accommodate up to 17 vehicles before the order point, a feature designed to prevent traffic from backing up onto Maple Street.

Todd Smooth, director of development for GMX Real Estate Group, told the board they are ready to move forward quickly. “We want to start within the next few weeks once the building permit is ready to pick up,” Smooth said. He noted that employees often walk the drive-thru line with iPads to take orders and payments, further speeding up service.

A surety for public improvements for the Dutch Bros. project was set at $336,625.
