The New Lenox Village Board on Monday, September 8, 2025, unanimously approved an extension for the sale of a key village-owned property at 250 E. Maple Street, which is slated to become the new home of The Patio restaurant.
The board passed a resolution amending the real estate purchase contract with EMS Properties, LLC, giving the developer until November 30 to close on the property. Mayor Tim Baldermann explained that the extension was necessary after the development team encountered site engineering challenges.
“They looked at the site engineering-wise. They worked with Space Co. They worked with our staff,” Baldermann said. “They’re going to have to make some changes engineering-wise and in the site plan. So, all they’re asking for is an amendment to extend this out to November 30th for a closing.”
Baldermann added that while the new deadline provides a cushion, the developer is actively working on the project and the closing may not take that long. “They are moving forward. They just had to pivot because of the engineering,” he stated.
The property has been a focus of the village’s downtown redevelopment efforts. The sale to the owners of The Patio, a well-known restaurant with other regional locations, is seen as a significant step in bringing new dining and entertainment options to the area.
The motion to approve the contract amendment was made by Trustee Lindsay Scalise and seconded by Trustee Katie Christopherson. It passed with a 5-0 vote, with Trustees Amy Gugliuzza and Keith Madsen absent. The extension ensures the project can move forward once the necessary site plan revisions are completed and approved.
